Letting Service

Our Letting Service is perfect for the landlord needing help in finding the right tenant but happy to manage their property thereafter. Our Letting Service gives landlords peace of mind that the right tenant has been selected and that their information and contract is robust.

  • Provide a rental appraisal and agree the market rent with the landlord.
  • Take full details and photographs of your property.
  • Market your property via our website, social media sites, window display and emailing out to our large data base of potential tenants.
  • All viewings at your property will be accompanied by a member of staff.
  • Find a tenant in accordance with the landlord guidelines.
  • Financial background credit check. Please note we cannot accept any responsibility or liability should a tenant prove to be unsatisfactory in any way, despite these checks.
  • Collection of references.
  • Official housing form signed.
  • Three months bank statement’s.
  • Utility bill.
  • Collection of Registration card and photographic ID.
  • Preparation of lease or license agreement.
  • Preparation of a condition report together with photographs.
  • Advise tenants to connect to all services required (i.e. gas, water etc).
  • 7.5% of the annual rent agreed.

Management Service

Our Management Service is perfect for landlords with less time on their hands and for those who enjoy complete peace of mind knowing that their property is being well cared for. We include all the services from the Letting Service but also:

  • Liaise with contractors and arrange repairs through our reliable and dedicated team of trusted tradesman.
  • Taking instructions from the client relating to the individual property and its on-going maintenance.
  • Collection of rent.
  • Detailed monthly statements including all income and expenditure.
  • Payment to suppliers for any works carried out.
  • Property inspections every six/ twelve months.
  • Tax Deduction for non-local residence (required by law).
  • Organising building insurance and quotes. It is your responsibility as the landlord to ensure the property and contents are insured at all times during the tenancy.
  • Submission and payment of parish rates.
  • Place your tenant deposits with My Deposits Jersey and deal with any disputes on the release.
  • Check in and check out reports.
  • Complying with any rent reviews in the lease and notifying the tenant of any changes.
  • Automatically re-market your property two months prior to the expiry date if the current tenant is not renewing.
  • Complying with the new rent safe and licensing laws.
  • 7.5% of the monthly rent agreed.

Additional Services

DEPOSITS

In compliance with the Residential Tenancy (deposit scheme) regulations 2014 all deposits taken from tenants must be placed with the scheme within 30 days of receipt. https://www.mydepositsjersey.je/

PROPERTY SALE

Should the property be purchased by the sitting tenant a sale fee of 1% of the agreed price will be charged to the landlord for all negotiations and handling of the sale.
